At Palace Green Homes, we firmly believe that involving local people in the design of local developments brings real social and economic benefits. That’s why we deliver more than just housing: we aim to create more sustainable communities shaped around the needs and priorities that matter to local people.
When residents have the chance to shape their neighbourhood, it strengthens the sense of belonging and encourages friendly, thriving communities where people aspire to live. Community-led development is an approach also designed so that people on local wages can continue to live close to work, stay close to their loved ones, reduce the need to travel and enjoy the convenience of quality local amenities.
How we work with Community Land Trusts
We specialise in the delivery of community-led developments using the Community Land Trust (CLT) model of asset ownership. CLTs are not-for-profit organisations set up to develop housing, workspaces and other amenities that meet community needs. They are independent and totally accountable to local people, with rules to ensure their assets will be owned forever by the community.
Private homes developed within CLT schemes are sold on the open market, while community assets, such as affordable homes and community buildings are transferred to the CLT upon completion for long-term management. The construction cost of the community assets is subsidised by the sale of the private homes, with the scheme carefully balanced to ensure project viability.
CLTs thus provide a win-win for all, creating genuinely affordable homes for local people, with the value of the assets locked ‘in trust' for the benefit of the local community in perpetuity.
We provide expert support to CLTs from initial set-up and early concept ideas, through design, planning and construction, to final delivery of new community-owned homes and assets.
